A construction permit has been issued for a new South Loop development at 1700 South Wabash Avenue. Developed by CMK Companies, the new nine-story residential building, with a height of 115 feet, is set to house 37 residential units. These units will include 11 studios, 10 one-bedrooms, 14 two-bedrooms, and two three-bedrooms on the top floor with private terraces. In compliance with city regulations, 20 percent of these units will be designated as affordable.
The development is set for a vacant lot north of the intersection with East 18th Street, adjacently east of the CTA tracks on a 48-foot-wide lot. The first-floor podium will house a residential lobby, 40 bicycle parking spaces, and four vehicle parking spots. A new curb cut on Wabash will provide access to the parking, complemented by landscaping and a path to the entrance.
Pappageorge Haymes is the architectural firm behind the design. The ground floor will feature a dark brick exterior, while the floors above will primarily be glass with spandrels. The northern elevation will be concrete, aligned with the building’s core.
Brandts Build, LLC will serve as the general contractor, with the project estimated at a construction cost of $7,000,000. The expected completion date remains to be announced.
