Plans have been unveiled for a new mixed-use development in the Irving Park neighborhood. Currently a 62,000-square-foot empty parcel at 2907 W Irving Park Road, plans call for a seven-story structure that will house both retail and 45 affordable residential units.

Developers Full Circle Communities and Visionary Ventures plan to offer a range of unit sizes, from studios to three-bedroom apartments. These units aim to be affordable for households earning between 15 and 60 percent of the area median income (AMI), with a particular focus on providing housing for Native American communities.

The development includes approximately 3,500 square feet of commercial retail space on the ground floor. The inclusion of residential amenities such as a communal lobby, community room, kitchen, roof garden, storage facilities, and a laundry room enhances the living experience. Parking provisions include 16 vehicle parking spaces and storage space for 45 bikes. Residential units feature east-facing balconies.

The 79-foot structure will be wrapped in a masonry facade design lined with inset balconies with multicolored railings. Project architect Canopy / architecture + design has also envisioned for serrated outer walls on both the street- and rear-facing sides. These angular protrusions will add a dynamic element to the design while providing corner views to non-corner units.
The project’s location offers access to various public transportation options. The nearest CTA bus service can be found for Route 80 at the adjacent Irving Park & Francisco intersection. Additionally, the Blue Line’s Irving Park Station and the Brown Line’s Irving Park Station are each within an approximately half-hour walk.

While the project is still in its planning stage, details such as the general contractor and cost are yet to be announced. As far as the completion timetable, a full completion is currently expected for early 2025.
