1237 W Division Street Begins Facade Work in West Town

With structural work wrapping up, facade work has commenced for a major new industrial development at 1237 W Division Street in West Town. Developed by Logistics Property Company and designed by Ware Malcomb, the project is set to become Chicago’s first Class A, multi-story logistics facility close to downtown. Occupying what was formerly an empty lot and a Peoples Gas facility, the site is adjacent to N Elston Avenue and bordered by Metra UP-N and NW railway tracks.

The development comprises a two-story industrial building connected to an adjacent five-story parking garage. The industrial facility will house two stacked warehouses, each providing 252,700 square feet of space and standing 36 feet tall. The warehouses will feature 28 truck dock positions per floor, and intermediate levels will offer parking for operational vehicles. All floors will be connected by two linear ramps and a large helix ramp. Tenants also have the option to build out up to 50,000 square feet of office space.

The parking garage, linked to the main building by an overhead bridge, will accommodate approximately 405 vehicles across its five levels. As for its exterior architectural elements, precast concrete panels will be painted in shades of black and gray, and the garage will sport large-scale art installations including graphical perforated metal panels.

The project is being overseen by Walsh Construction as the general contractor. The facility is expected to open by mid-2024.

    Biggest travesty of this latest cycle. What a shame.

  2. The massive scale of this project is really most apparent from the giant, multi-story truck-sized ramp that’s prominently visible from the Kennedy.

  3. this should not have been built at this location. have we learned nothing about planning from the past.

  4. It’s unbelievable it was allowed to be built on the river so close to downtown instead of huge empty and half empty plots of land right next to the highway on the west side with much easier traffic conditions. 🤦🏻‍♂️

  5. Only hope is this frees up some warehouse space for redevelopment on goose island itself. This is a weird location to be fair, but god what a hulking menace. This land is just SO valuable as last mile warehousing. Unfortunately with $100 mil warehouses on goose island it’s gonna take a while for the economics to make sense for redevelopment. Re zoning is first step.

  6. I love how people will complain about an industrial building being built in an industrial area and yet defend the Tire Company building being knocked down for residential. 80 years from now people will be in uproar as this is contemplated for redevelopment and the cycle will continue.

  7. This was the dumbest decision. We all know that Chicago’s infrastructure is by far a travesty. So we could all imagine how crazy traffic is going to be. I swear the the people that run this city are by far the biggest idiots with no common sense

  8. There’s a reason why the rendering shows it in the dark. It is one massive ugliness. Another money-driven decision (let’s let the developer build whatever they want as long as we get a chunk of their money) that further diminishes our city on the world stage
