A construction permit has been issued for a new mixed-use development at 3914 S Lake Park Avenue in Oakland. The construction scope involves a four-story building with six residential units and ground-floor retail. The new development, owned by Jacek Bohaschuk, will be replacing what is now a vacant lot.
The building, designed by Alexander Polichuk, also includes side and rear balconies for residents and a rear attached garage. Above the garage, plans indicate a second-floor roof deck.
As for parking, the development’s attached garage can accommodate six vehicles. Public transportation is available with bus service for Routes 4, X4, and 39 within walking distance. Meanwhile, the Green Line’s Indiana station is also a 22-minute walk away.
Best Art Construction Inc is handling the construction, with the total reported cost for the development at $1.2 million. Currently, no details regarding an exact construction timetable have been revealed.

I drive by this location often and wondered if anything could be built here. Land plots like this are important infill along the arterial roads to make the neighborhood feel built up and vibrant. Along with additional new construction further west of here along Pershing, this is great to see!
