Developer SNS Realty Group has received demolition permits for three low-rise buildings at 1134 W Belmont Avenue, 1138 W Belmont Avenue, and 1142 W Belmont Avenue in Lake View. The containing plot will give way to a new five-story mixed-use development under the address 1138 W Belmont Avenue, which will yield 33 units and 2,800 square feet of commercial space.

The units will comprise of one- and two-bedroom units, each with a balcony. Red Architects has designed a masonry exterior for the structure that will complement the primarily brick surroundings.  Residents will have access to a 16-car parking garage and 28 bike parking spaces.

Closest bus access can be found for Route 77 just one block west, while the nearest trains for the Brown, Purple, and Red CTA lines can be found via a five-minute walk west.

City Council approved the rezoning of the site from B3-2 to B3-3 back in June 2021, giving the green light for the development to move forward. Wrecking contractor Bridges Excavating Inc is ready to begin the demolition process now that the permits have been issued. Permits for the new construction have been filed and are waiting to be approved.

    How can they give the building the 1138 Belmont address when the apartment front door is on the side street? Yes, the retail could use that but should probably have the 1142 as it opens on the corner. Addresses on maps have a purpose!

  2. Yawnfest, but I do like that they threw in a cornice on the facade. Also, woo! Density!

  3. Could be just a tad taller to help shade in this corner but yay for cornices! Not bad overall

  4. Great to see the density of housing increasing in this area of the city, one great one. Watch out for SNS Realty Group although… Their known in city as a “cut-rate” builder, go ahead and search legal records regarding them.
