South Loop’s 1400 S Wabash Avenue Claims 10th Spot On Countdown

Facade work continues on this year’s 10th tallest development at 1400 S Wabash Avenue in the South Loop. The mixed-use building has topped out and its facade continues to rise at the intersection with E 14th Street. The rear of the structure abuts up to the CTA Green Line tracks, continuing to create an urban canyon for the train tracks. Chicago-based CMK Companies, who also developed the nearby Imprint tower, is leading the project and Pappageorge Haymes is responsible for the design.

Rising 30 stories and 350 feet in height, the ground floor will bring plenty of public space with a new street easement on the north end that leads to the rear parking garage ramp. Towards the front will be a new public pocket park with a dog run, with the southern end of the site holding the building itself boasting a large retail space with a patio, plenty of new landscaping, and a residential lobby with indoor greenery. The floors directly above will contain a 105-vehicle parking garage and space for 180 bikes as well.

Small terraces cap off the slightly protruding podium on top which will hold 299 residential units made up of one-, two-, and three-bedroom layouts with unique floor plans created by stacked protruding box facade. Of the total apartments, eight will be affordable on site with an additional 22 units being subsidized off site, but all residents will have access to a top-floor lounge terrace, fitness center, and more.

Those choosing to forgo a car will have access to CTA Orange, Red, and Green Lines as well as bus service for CTA Routes 1, 3, 4, 12, 29, 62, and 146 all within a 10-minute walk. Grant Park is a short walk away and the future The 78 mega-development as well.

The $100 million project is utilizing Lendlease as their general contractor and is expected to complete construction by early 2023, with move-ins soon thereafter.

New York’s 10th tallest building under construction is Two Manhattan West, now topped out at 935 feet in the Midtown West District of Manhattan. Brookfield is the developer behind the 58-story edifice, which is the shorter of a two-building plan contained within the same block. Its taller sibling One Manhattan West stands 996 feet and was completed in 2019.

Designed by Skidmore Owings & Merrill, the tower is set to house a total of 1.9 million square feet upon its completion in 2023. AECOM Tishman is serving as the general contractor, having now wrapped up most of the facade work as the remaining glass panels are installed where the construction elevator was.

  1. These New York comparisons really put our building booms into perspective.

    • I like the comparison. We are not competing with NYC. NYC has way more land to build on so we could never come close to that city. Chicago is basically the same size as Columbus, OH while NYC is almost the size of Chicago and Cleveland combined. So NYC pretty much has the miles of one of our great Midwestern cities as extra space.

    I love chicago and I love chicagoyimby.com I read it 3 or 4 times a day I know new york is the city that never sleeps and big money people live there if i had to choose between NyC or Chicago im picking chicago but new york is blowing us outta the water I know you can’t Compare apples and oranges but damn new york is on a Whole another level 😥😥😥
