Permits were issued last week for a new three-story residential townhouse development at 4448 S St Lawrence Avenue in the Grand Boulevard neighborhood. The units will be listed under 4448-50 S St Lawrence Avenue. The lot is currently vacant.
The permit owner is listed as Red Van Construction Inc, and plans indicate that the project will include front entry steps which will lead to two dwelling units. The property will have multiple trees as well as an attached five-vehicle garage which will be accessible via a public alley. There will be a rear balcony on the first floor and each unit will have a 195-square-foot private yard in the front. The building will have a shared roof deck.
Alexander Pollack is listed as the architect of record and plans show this will be a masonry build. As of now, no drawings or renderings have been made public.
Future residents will find bus service for Route 3 at the intersection of ing Drive & 45th Street, within a six-minute walk west of the property site. The closest rail access is a 12-minute walk northwest to the CTA 43rd Street station where the Green Line can be boarded. The property is directly across the street from Armstrong Park allowing for ample green space access. There are a number of retail and dining options in the vicinity of the building.
According to records, Keaney Construction will be acting as the general contractor behind the reportedly $900,000 construction. A timeline for construction has not been released.
