A permit was issued this week for a new five-story mixed-use building located at 2354 W Polk Street in the Near West Side neighborhood. The owner on the permit is listed as 749 Western Funding LLC. The building address for the development is 753 S Western Avenue, and per plans will include a total of 20 dwelling units. The first floor will house retail space as well as an attached 20-vehicle garage. This will be an elevator building and will include a penthouse on the top floor.
Plans indicate there will be ample outdoor space incorporated throughout including a communal rooftop deck on the building and on the garage, decks on the second through fifth floors, and rear balconies on the third through fifth stories. The development will include an exterior loading berth and a six-foot masonry trash enclosure. John C Hanna has been listed as the architect of record. No drawings or renderings have been disclosed at this time, however, as more information becomes available we update accordingly.
Transportation is readily accessible with the nearest bus service for Route 126 at the Jackson & Oakley stop directly in front of the future property site. The CTA Blue Line can be found at the Western station via a seven-minute walk southwest. There are many grocery and dining options available along Western Avenue.
Star Development Corp will act as the general contractor for the $4.35 million construction. A full timeline and an anticipated completion date have not yet been revealed. The lot is currently occupied by a three-story masonry building and a paved parking lot. Demolition permits have not been issued for either address attached to the project.
