Structural work is taking shape at 3936 N Milwaukee Avenue in Portage Park, where GW Properties has planned a two-story medical office building. This new building, which will replace a former parking lot, will also come with a total of 60 parking spaces.

As noted by a recent Block Club Chicago article, further details on the programming and layout of the building have not been revealed, due to a confidentiality agreement between the developer and the future tenant medical company.

The design for the structure also appears to be under wraps, but should become more evident this coming spring as exterior work kicks off. The project architect is Mark DiGanci of Design Studio 24. For context, this firm has been involved with other projects in the Chicago area, such as the two-building masonry design for 1601 N Western Avenue in Wicker Park.

This new addition is one of several projects of varying sizes that will transform the Six Corners vicinity. Other plans include the topped-out Clarendale Six Corners across the street, as well as the adaptive re-use of the former Sears building just to the north. This development node will also be connected to several bus transit options, such as Routes 54, 54A, 56, and 80 all at the tri-way intersection of Milwaukee Avenue, Irving Park Road, and Cicero Avenue. Metra service can also be found at Grayland station via an eight-minute walk southeast, or at Irving Park station via a 20-minute walk east. Adjacent to this Metra station is a separate Irving Park station for the CTA L, with service for the Blue Line.

DCS Midwest LLC is serving as general contractor for the $4 million construction. Full completion is expected for this coming summer.
