Demolition can be seen at the site of 4501 N Sheridan Road in Uptown. Formerly a single-story masonry commercial building, the clearing of this structure will give rise to a new five-story mixed-use replacement. This new building will be addressed as 948 W Sunnyside Avenue, and has been planned by Mavrek Development. Programming will comprise of 59 residential units atop a ground-level lobby and retail space.

The exact plans and architect have not been revealed. The permit for the project indicates steel framing on the first floor and cold formed metal framing on the upper levels, though the facade materials are not currently known.

The site is located amidst a torrent of recent new development projects, such as 4600 N Kenmore Avenue, 4601 N Broadway, and the now-approved 4600 N Marine Drive. This area is also heavily inundated with bus service for Route 151 at the adjacent corner of Sheridan & Sunnyside. Other bus lines can be found within close walking distance, such as Routes 36 and 78. The CTA L also offers service for the Purple and Red Lines via Wilson station, which is a four-minute walk west.

Platinum Homes Development Company has served as the contractor behind the demolition, though the general contractor for the construction is not yet known. While the construction permit has been filed, it still requires fully approval before any new work can begin.

  1. Long-term city goals should include: elimination of all strip malls and surface parking lots; and putting wide streets on a diet to enhance the pedestrian experience and to promote safe and responsible bicycling.

  2. I’ll add to those goals that maximizing land, reducing footprints and concentrating on multi-family housing at 8-12 stories as-of-right should be priority.

  3. Backing those two goals and piggybacking off them to include new CTA lines such as on to South Shore from the loop and an inner and circle line only made possible by creating density with the two goals above.

  4. Just for the record…I am in total agreement with the statements above. “Smart growth” is the call of the day.

  5. Every time a strip mall gets demolished for mixed use multi familyman angel gets it’s wings.
