Community Development Commission Approves Mixed-Use Development At 201 S Kedzie Avenue In East Garfield Park

The Community Development Commission has approved the land sale and Tax Increment Financing (TIF) funds for the affordable mixed-use development at 201 S Kedzie Avenue in East Garfield Park. Going by the name ‘Garfield Green’, the two-site project located on the intersection with S Fifth Avenue recently received approval from both the plan commission and city council. The overall 67,888-square-foot property has been rezoned prior to the sale with the development in mind, allowing for the construction of two buildings that will each occupy the north and southern lots. Although it will be split into two phases, the final build out will deliver 81 affordable rental and for-sale units split into one-, two-, and three-bedroom layouts varying from 635 to 1,255 square feet in size, along with 32-vehicle parking spaces and ground-floor retail.

The first phase will construct 43 rental units split into 15 one-bedroom, 19 two-bedroom, and nine three-bedroom layouts available at prices set from 30 to 80 percent of the Area Median Income (AMI), with 11 of them receiving an extra subsidy. The ground floor will be anchored by a 4,315-square-foot commercial space, a community kitchen, and 15 of the 32 vehicle parking spaces. The building will deploy innovative green technologies to aid with lowering consumption and expenses.

The eventual second phase will bring an additional 31 units either operating as a cooperative project or as condos on the north lot. The approval, which will now require city council to sign off, will allow the project originally meant to begin in 2021 to move forward with the sale of the southern lot and $6.5 million in TIF funds. At the moment Skender Construction is on board for the development’s execution.

    I like the use of “green innovative technologies”, like all the solar panels on the roofs. Everything new should have as many solar panels as they can fit. Not for some climate change ideal but just from a self reliance standpoint.

    Beautiful, so happy to see the station and it’s TIF district and mid 90s Transit Oriented Development plan being utilized.
