Exterior construction is nearing the finish line for a new four-story mixed-use building at 508 E Pershing Avenue in Bronzeville. This new structure is being developed by The Community Builders, whose plans include 3,500 square feet of commercial space, topped by 53 apartment dwellings on the upper floors. Prior to development, the property was occupied by a vacant grass lot.
Under the Chicago Housing Authority, roughly two thirds of the units will be designated as affordable. The floor plan distribution consists of 50 single-bedroom units and three two-bedroom units.
Residents will find over 7,000 square feet of amenity space, which includes multiple lounges, a rooftop deck, meeting rooms, a fitness center, and a dog spa.
Nia Architects and Antunovich Associates have teamed up on the design, which is anchored by a layer of stone wrapping around the base, brick and metal cladding, and dark metal accents.
For parking, there will 42 spaces housed within a rear surface lot, as well as spaces for bikes. Closest bus service, meanwhile, can be found for Route 39, with stops at the adjacent intersection of Pershing & Vincennes. A seven-minute walk east are additional stops for Route 4 along the intersection of Cottage Grove & Pershing. CTA L service offers access to Green Line trains at Indiana station via a 12-minute walk southwest.
The current construction is just one stage within a much larger vision known as Oakwood Shores. Upon its eventual completion, the masterplan will provide 2,000 mixed-income residences and 60,000 square feet of commercial space to the Bronzeville neighborhood. As of now, just under half of these units have already been completed. Gensler has served as the overarching architect behind this 94-acre development.
Both James McHugh Construction Company and Brown & Momen are involved as general contractors, with the reported construction cost coming out to $17 million. The last reported completion date for the project was this coming February, though it is unclear if this date has since been pushed back.

This is great. Entrepreneurship solves every problem. You wanna get rid of violence, let some entrepreneurs open up multiple businesses in the neighborhood. Cafe’s, Bakeries, Vegan/Plant Based Restaurants, Health Food Stores, Grocery Stores, Wine Stores, Boutiques, and Massage Therapy Offices drive violence away. Because Entrepreneurs create jobs, circulate money throughout the community, inspire youth, finance important causes in the neighborhood, raise the local tax base, employ local residents who’s tax dollars build infrastructure and fund schools, and this raises the overall quality of life in these neighborhoods. When people are living their best life because a handful of entrepreneurs opened up businesses in the neighborhood and gave them jobs that allow them to provide a decent life for their families, they’re not gonna pick up a gun shoot nobody, they won’t even entertain the thought of that. Why would they? When a man is getting a nice paycheck each week and his rent or mortgage and other bills are paid and he’s got an extra $200.00 in his pocket, he’s gonna take his lady to a nice restaurant where they’re serving Cognacs, Mochas, Herbal Teas, and nice cold beverages and good food with Karaoke Bands playing live music or some stand up comedy or poetry readings, and ain’t no way after experiencing stuff like that, you wanna commit some violence. Because places like that with that stuff going on don’t breed them kinda vibes where people feel a need to do that nonsense. Crime and Violence fester in places where people have nothing to constructive to do with their time. Entrepreneurs give people in these neighborhoods something meaningful and constructive to do with their free time. Because when have too much idol time on their hands with nothing to do all day, they get caught up in types of nonsense. Remember that the Devil always work for idol hands. Idol time + Alcohol & Drug Use + Egos + Easy Access to illegal 🔫 guns = Total Chaos. And that’s not only in black neighborhoods. These things happen all the time in communities of all races anytime you got people with too much idol time, too much to drink, too much to prove, and easy access to a firearm. Alcohol is involved in a lot of shootings and homicides. That’s a fact. But anyway, Entrepreneurs bring new life to neighborhoods where it didn’t exist before and create an atmosphere where violence has no place and more importantly, Entrepreneurship is the very life’s blood of our Nation’s Economy.
