A construction permit was issued this week for a new three-story multi-unit residential building at 4906 S St Lawrence Avenue in Grand Boulevard. According to the filing information submitted by the owner Kalos Group Development LLC, the development will come with three total units and a three-car garage in the rear.
Charles Schwartz is listed as the architect of record. While official designs have not yet been made public, the multiple masonry contractors included within the permits suggest a brick or stone exterior. The description also indicates a three-story rear metal porch.
Future residents will have access to multiple bus lines within a five-minute walk, with Route 47 to the north, Route 4 to the east, Route 15 to the south, and Route 3 to the west. For the CTA L, closest Green Line service stops at 51st station, a 12-minute walk southwest. Nearby points of interest comprise of Hales Franciscan High School and REAVIS Elementary School just to the southeast, as well as Houston Playground Park and the sprawling Washington Park to the south.
The $350,000 construction will be carried out by Metropole Holdings as general contractor. Given that the project will be replacing a vacant not, no demolition permits will be required. Details regarding a completion timeline have not yet been announced.
