Permits Issued for 2209 W Belmont Avenue in West Lakeview

Full construction permits were recently issued for a three-story residential development at 2209 W Belmont Avenue in West Lakeview. The filing owner 2209 W Belmont LLC has planned three total apartment units, as well as a basement, a rooftop deck and stair enclosure, and rear decks on all three floors connected by a staircase. Behind the building will also be a detached three-car garage with a second rooftop deck. The new project will replace a two-story frame residential building.

John Hanna of Hanna Architects is the architect of record. Neither drawings nor renderings have yet been revealed, though multiple masonry contractors listed in the permit may indicate the possibility of brick or stone exterior.

Nearest bus transit consists of east and westbound stops for Route 77, located just paces east at the corner of Belmont & Leavitt. Additional bus service within a roughly five-minute walk is comprised of Routes 49 and X49 to the west and Route 50 to the east. For those looking to board CTA L Brown Line trains, Paulina station can be found via a 19-minute walk northeast.

Closest park space comprises of Hamlin Park, a seven-minute walk southeast. The nine-acre space offers activities such as baseball fields, a pool, a playground, and tennis courts.

Best Art Construction, Inc. is the general contractor for the nearly $1.1 million construction, whose completion date has not yet been revealed.
