Two construction permits have been issued for a pair of two-story residential buildings located at 4735 and 4737 S Michigan Avenue in Bronzeville. Set to replace a vacant grass lot, the duo is being co-developed by GT Alternatives LLC and Kale Kakhiani. The new structures will come with three dwellings each, along with a basement, a two-car detached garage, and a separate ground-level parking spot.

Stern Group Architects is the listed architect of record in both filings. While designs have not yet been revealed, each permit has indicated two masonry contractors, suggesting brick facades.
The parcels are situated near multiple bus lines, the closest of which is Route 47 via a two-minute walk north. Also nearby are stops for Route 29, which are accessible via a four-minute walk southwest. Other buses within a 10-minute walk include Route 3 to the east and Route 15 to the south. Residents wishing to board the CTA L will find service via a six-minute walk northeast to the Green Line at 47th Street station. An 11-minute walk the northwest is the other 47th Street station with service for the Red Line.
For park space in the vicinity, the nine-acre Robert Taylor Park resides a seven-minute walk from the property, bordering Ludwig Van Beethoven Elementary School. The northwest corner of 372-acre Washington Park can also be found via a 16-minute walk southeast.
GT Alternatives LLC is also serving as general contractor in both of the issued permits, each with a reported cost of $350,000. Timeline details have not yet been revealed.
