Foundation work is advancing swiftly for three residential buildings at 711-749 W Schiller Street in Near North Side. Co-planned by Evergreen Real Estate Group and Structured Development, each of the four-story buildings will house a total of 16 units. Amongst the 48 total residences, eight will be affordable while the remaining will be market-rate.
Bailey Edward Architecture is responsible for the design, with each structure’s exterior containing a mix of brick, stone cladding, and fiber cement board. A series of bays will also punctuate each of the street-facing facades.
Parking will comprise of 18 total spaces, with an array of additional transit options nearby. Closest bus service from the western edge of the property includes access to Route 8 via a two-minute walk south to Halsted & Evergreen and a two-minute walk north to Halsted & Blackhawk. Routes 9 and 72 are also available nearby, with nearest bus stops at the North Ave & Clybourn/Halsted intersection via a six-minute walk north. Those looking to board CTA L Red Line trains will find the North/Clybourn station under this same intersection.
Several parks also lie in close proximity, such as Stanton Park to the southeast and Park No. 598 to the northeast.
Construction permits were only issued last December yet extensive foundation work is already complete and the first elevator core has topped out. GMA Construction is serving as general contractor for the $25 million development, with an anticipated completion date slated for early next year.
