Construction permits have been issued for a three-story residential building at 3536 N Lowell Avenue in Kilbourn Park. Rafael Szymanski is the filing owner, whose plans include multiple rooftop decks and stair enclosures, a basement, and a detached six-car garage. The new structure will occupy the site of a masonry two-flat and detached garage. The owner also received approval from the City in September 2019, to convert the property from a designation of RS-3 Residential Single-Unit District to RM-4.5, Residential Multi-Unit District.
John Hanna is the architect of record. While no drawings or renderings have been published, multiple masonry contractors listed in the permit suggest a brick or stone design.
Bus access can be found in close proximity, with stops for both Route 56 and Route 152 available at the intersection of Addison & Milwaukee, less than a two-minute walk northeast from the development. Nearest CTA L service, meanwhile, can be found at Addison station and Irving Park station, each a 19-minute walk to the east and northeast, respectively.
Points of interest include Carl Schurz High School within a two-minute walk north across from Addison & Milwaukee, while the 11.4-acre Kilbourn Park lies within a five-minute walk west. Various commercial options also lie along the nearby Milwaukee Avenue.
Ted Kawula Company is the general contractor behind the reportedly $1.3 million construction, whose full completion timeline has not yet been revealed.
