Equipment and exterior scaffolding can be seen for 3115 N Broadway, a seven-story mixed-use conversion of an existing five-story parking garage, located in Lakeview East.
The property is owned by JSM Venture Inc, who plans ground-level retail and 72 apartments above. Seven of the units will be affordable under the city’s Affordable Requirements Ordinance. The developer had received approval by the City Council in July of 2019 for the project, with full permits issued this past January under the address of 3121 N Broadway.
Hirsch MPG is behind the design, which retains the Art Deco style of the original 1928 facade. The first two floors will now be clad in stone, while the four above levels will refurbish the concrete exterior walls. The existing top cornice and decorative spandrels will also be retained. While two new levels are being added, only the top level will require a new street-facing facade, due to the height of the parapet of the original garage. This final seventh story will bring the roof height of the building to just under 74 feet, and be clad in a light gray cement board.
Additional building features will comprise of a rooftop terrace and enclosure, added balcony spaces, a green roof, and 56 on-site parking spaces.
Nearest transportation includes north and southbound stops for Route 36, which can be found at the adjacent intersection of Broadway & Barry. Other buses within a 10-minute walk consist of Routes 8, 22, 76, 77, 134, 135, 143, 146, 151, and 156. CTA L service can also be found in the area, with access to the Red, Brown, and Purple Lines all available at Belmont station via a 12-minute walk northwest.
Points of interest in the area include a collection of retail and dining options along Broadway, as well as a collection of recreational venues and spaces along the nearby lakeside.
FBN Construction LLC is the general contractor behind the conversion, whose expected completion date remains unknown.
