Construction permits have been issued for a three-story residential building set for 2044 W Rice Street in West Town‘s Ukrainian Village. Filed under Alverna Group LLC, the new development will feature two total residences, a basement, a rooftop deck, and a two-car garage with its own separate rooftop deck. The new structure is set to replace a two-story gabled masonry residence and a detached garage.
Ronald Vari of Vari Architects is the listed architect of record. No drawings or renderings have yet been revealed, though multiple masonry contractors in the permit suggest a brick exterior.
Nearby bus transit comprises of east and westbound stops for Route 66, located a two-minute walk southwest to the intersection of Chicago & Hoyne. Additional service in the near vicinity includes Route 50 at the Damen & Iowa intersection via a three-minute walk northeast, as well as the Damen & Chicago intersection a three-minute walk southeast. Those looking to board the Blue Line for the CTA L will find Damen station via a 22-minute walk northeast. The Green and Pink Lines are slightly further, currently available via a 28-minute walk southeast. However, the next two years will see the completion of a new Green Line station by the Damen & Lake intersection, located a 19-minute walk south.
Closest park access can be found for Commercial Club Park via a seven-minute walk east and Honore Palmer Park via a seven-minute walk northeast.
Desmond Builders is the general contractor behind the $350,000 construction. An anticipated completion timeline is not currently known.
