Zoning was approved this past November for a five-story mixed-use building at 2465-79 W Foster Avenue, also addressed as 5151-59 N Lincoln Avenue in Lincoln Square. The developer, listed under Lincoln & Foster LLC, has planned 42 residential units, two live/work units, retail on the ground floor, and a rooftop deck.
The two approved applications sought to reduce the required rear setback from 30 feet to 3.67 feet, as well as eliminate the requirement for a loading berth. The property was also recently re-designated to a zoning code of B2-3, which permits mixed-use developments with either retail or apartments at grade level.
John Hanna of Hanna Architects is responsible for the design, which includes a series of exterior bays, interspersed balconies, and a brick facade. Initial drawings have been revealed, but full renderings have not yet been released.
Given the transit-oriented nature of the project, only 20 parking spaces will be included on-site. Nearest bus transit includes north and southbound stops for Route 11, as well as east and westbound stops for Route 92, located at the adjacent Foster & Lincoln Intersection. Further transit for north and southbound Routes 49, 49B, and X49 are all available a four-minute walk east to Western & Foster. Closest CTA L service can be found via Western station, which lies a 14-minute walk southeast. Residents will also find the 22.4-acre Winnemac Park, less than a 10-minute walk east.
No demolition or construction permits have yet been filed, and a completion date is not yet known.
