Full construction permits were issued last week for the conversion of a five-story parking garage into a seven-story mixed-use building, filed under the address 3121 N Broadway in Lake View. The owner, 3115 Properties LLC, is planning 72 apartments, seven of which will be affordable. Additional programming will consist of ground-level retail, 56 on-site parking spaces, and a rooftop terrace and enclosure. With the two added floors, the building will stand just under 83 feet in height.
Hirsch MPG is the architect behind the conversion of the structure, originally built in 1928. The exterior will mainly retain the aesthetic of its art-deco facade, with changes to the cladding material. The first two levels will now utilize brick, while the above floors will integrate stone. The existing decorative window bays will be retained, and a new cornice piece will divide the sixth and seventh floors. Toward the rear will be the addition of balconies and green roof space.
Public transportation includes north and southbound bus stops for Route 36, located at the adjacent Broadway & Barry intersection. Other lines within the vicinity include Routes 8, 22, 76, 77, 134, 135, 143, 146, 151, and 156. Residents wishing to board the CTA L’s Red, Brown, and Purple Lines can find Belmont station via a 12-minute walk northwest.
A collection of outdoor spaces are available nearby, with Belmont Harbor, Belmont Rocks, Diversey Driving Range, and North Pond Nature Sanctuary all within roughly a 20-minute walk.
FBN Construction LLC is serving as general contractor of the $6 million project. A full timeline and completion date are not yet known.
