Filed under Lewis Korompilas, the structure will be one of six townhouses planned as part of the overall development, according to the recently issued filing. However, the filing mentioned that the other five structures were not covered in the current permit, and no additional permits have yet been issued. Currently the site is occupied by a three-story masonry residential building with an address of 6229-31 S Ellis Avenue. The exact layout of the six townhouses or whether additional property will be required is not currently known.

Each of the residences will include a rooftop deck, a rear metal balcony, an attached two-car garage with an additional roof deck.

A four-minute walk north is the east and westbound Route 59 at 61st & Ellis. Further availability includes a seven-minute walk northwest to Cottage Grove and 62nd, where the north and southbound Route 4 can be found. Lastly, stops for the 2, 171, and 172 routes are all accessible via 60th & Ellis, a seven-minute walk north.

The nearest CTA L station is the Green Line’s Cottage Grove, a seven-minute walk southwest. Future residents will also be within walking distance of the 372-acre Washington Park, 14 minutes to the northwest, as well as the 500-acre Jackson park, 16 minutes east.

Premium Builders Ltd is serving as general contractor for this first building of the development, set to cost $500,000 to construct. No timeline regarding the individual structure or the overall townhouse project is currently known.
