Construction permits have been issued for a four-story mixed-use building at 3204 N Lawndale Avenue in Avondale. The owner and developer, filed under Wilmot Construction, Inc, has planned retail and a garage on the ground floor and 11 residential units on the above floors. The structure will also include a rooftop deck, a rooftop stair enclosure, an elevator penthouse, and decks at the second, third, and fourth floors as well.

The architect of record listed is John C. Hanna of Hanna Architects. While no renderings have yet been revealed, multiple masonry contractors suggest a brick or stone exterior.

The site property lies at the northwest corner of N Lawndale Avenue and W Belmont Avenue, just three blocks east of where N Milwaukee Avenue, N Pulaski Road, and W Belmont Avenue converge.

The nearest bus access to the development site can be found at the adjacent Belmont & Lawndale intersection, with east and westbound access for Route 77. Meanwhile, the northwest and southeast-bound bus 56 resides at Milwaukee & Lawndale, a four-minute walk south. Slightly further to the west is also Pulaski & Belmont, serviced by the north and southbound Route 53 is a nine-minute walk from the property.

Nearest CTA L availability is via Belmont station, which is serviced by the Blue Line and located an eight-minute walk east.

The closest major outdoor venue is the nine-acre Kosciuszko Park, a 14-minute walk southwest.

Wilmot Construction is also serving as the general contractor for the reportedly $2,265,100 project. A completion date has not yet been announced.
