Window installation has begun at 551 W Elm Street, where a seven-story mixed-use building has been co-developed by Parkside Four Phase II, LP and Holsten. According to construction permits issued December 2019, the Near North Side project will include 69 residential units, as well as additional office and community space.
The filing also lists Peter Landon of Landon Bone Baker Architects as the architect of record. The firm’s design for the structure involves a modern concrete facade, with subtle indentations around the windows, creating a sense of layering and depth depth along the exterior.
The building’s footprint occupies a portion of the larger Parkside Development, which includes a series of residential mid-rises, as well as shorter townhome rows. One of the townhome portions will occupy the same block as 551 W Elm, with open space between the two structures.
Parkside is located within the larger Cabrini Green area, where the Cabrini Green Homes built during the mid-century housed over 3,600 units. These buildings were demolished from 1995 to 2011, leaving empty land that has been steadily redeveloped. In 2016 Curbed reported Parkside would provide a range of prices both at and below market rate.
Nearby bus transit includes a two-minute walk to the Division & Larrabee stop, serviced by east and westbound Route 70. Meanwhile, the north and southbound Route 8 can be found via a seven-minute walk west to Halsted & Division. For Route 37, north and southbound access can be found via an eight-minute walk east to Orleans & Division. Lastly, the major Route 66 line is a nine-minute walk south to Chicago & Larrabee.
Linn-Mathes Inc. is the general contractor for the estimated $17 million project. With photos showing window installation and exterior painting underway, a completion is likely on track for early next year.
