New zoning has been approved for a new residential development at 4416-20 N Austin Avenue in Portage Park. Located along N Austin Avenue, the project site is located between W Montrose Avenue and W Sunnyside Avenue. It is bounded by N Austin Avenue to the east, by a public alley to the south and west, and by an adjacent property to the north. The nearest public transportation is the 78 and 91 CTA bus routes, accessed at the Austin and Montrose stop, within a two-minute walk from the site. 4416-20 North Austin LLC is in charge of the development.
The proposal sought to rezone the property from RS2, Residential Single-Unit (Detached House) District, to B2-3, Neighborhood Mixed-Use District to permit the development of this new project. The subject site is currently a vacant parking lot.
Designed by Axios Architects and Consultants, the project will consist of nine dwelling units, rising 38 feet tall. The units will average 1,038 square feet apiece and will be spread across all three floors of the building. There will be off-street parking for nine vehicles.
With the zoning approval, the project can move forward with permitting and construction. No permits have been filed for the development yet. No official timeline has been announced for the construction.
