The Zoning Board of Appeals has granted approval for a new four-story residential development at 4311 N Western Avenue in West Ravenswood. The site is located on an interior lot along N Western Avenue, between W Cullom Avenue and W Pensacola Avenue. The nearest public transportation is the 49 CTA Bus, accessed at the Montrose and Western stop, a three-minute walk away. The Western CTA L station, serviced by the Brown Line, is a nine-minute walk away. Heffernan Builders LLC is responsible for the project.

The new structure will comprise four dwelling units across the four levels. Additional components include a basement, a wood fence around the perimeter of the project, and an attached garage with two parking spaces. The development received a zoning variation to reduce the rear setback from the required 30 feet to 22.17 feet.

Michael Cox of Architectural Design Studio is in charge of the design. Jacie Construction is leading the construction for the project.

Permits have been filed for the project, but have yet to be issued. An existing one-story residence sits on the site currently, and demolition permits have been filed to remove it and make way for the new construction. No official timeline has been announced.
