Construction permits have been issued for a four-story mixed-use building at 70 E Pershing Road in the Bronzeville neighborhood. The owner, listed under 70 Pershing Opportunity Zone LLC, is planning six residential units, as well as two additional retail units, reflective of the property’s C1-3 mixed-use zoning designation.
The architect of record is listed as Charles E Schwartz. No renderings have yet been revealed, although multiple masonry contractors listed on the permit indicate what will likely be a brick facade.
A variety of outdoor public spaces can be found nearby, including a seven-minute walk northeast to Anderson (Louis) Park, as well as a seven-minute walk northwest to Stateway Gardens Park. Bus access to Route 39 can be found at the adjacent Pershing & Michigan intersection, and Route 29 access can be found via a three-minute walk west at State & Pershing. The CTA L Green Line’s Indiana station is a five-minute walk southeast, while the Red Line’s Sox-35th station is a 17-minute walk northwest. Just west of this station is the Chicago White Sox’ Guaranteed Rate Field, across Interstate 90.
R&D Builders LLC is listed as the general contractor for the development, expected to cost $2 million. A completion date has not yet been announced.
