Construction permits have been issued for a four-story residential building at 1972 W Devon Avenue in the West Ridge neighborhood.

The owner, Lap T. Nguyen, is planning five townhome units, each with balconies stretching the full height of the building. It is unclear if all five townhomes will face Devon Avenue, or have a multi-row layout to accommodate the relatively narrow lot. Additional listed features include a roof deck, a basement, and an undisclosed number of interior parking spaces.

The architect of record is Guido C. Neri of Neri Architects. While no renderings have yet been released for the project, the listing of Batiste Masonry as the masonry contractor suggests a brick or stone facade.

The currently empty lot faces south along W Devon Avenue, just east of its intersection of N Damen Avenue. Nearby bus transit includes the adjacent Devon & Damen stop for Route 155. Meanwhile, the nearest CTA L Red Line access is a 24-minute walk east to Loyola station. Lastly, park access within the area includes an 11-minute walk south to the 2.5-acre Emmerson Park, as well as a 15-minute walk northwest to the nearly 90-acre Warren Park.

Thang’s Construction Co. is the general contractor for the project, which will cost just over $1 million. A completion date has not been announced, and the issued permits are conditional upon a field inspection.
