Six demolition permits have been issued for six adjacent residential buildings, located at 4107-25 N Whipple Street in Irving Park. Collectively owned by MK Construction & Builders Inc, all of the structures are frame, ranging from two to three stories in height. The majority of the properties also include frame garages that will also undergo demolition. While it is unclear what the owner has planned for the parcels, each is zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. RS-3 also permits a maximum height of 30 feet and a floor area ratio of 0.9, whereby any replacing structure may have up to 90 percent of the square footage of the lot itself.

Nearest bus service is comprised of east and westbound stops for Route 80, located a four-minute walk southwest to the intersection Irving Park & Albany. Additional bus service for Route 78 can be found at various stops along W Montrose Avenue, an eight-minute walk north. Those wishing to board the CTA L will also find nearest Brown Line access via a 15-minute walk north to Francisco station.
As far as outdoor space, the 58-acre Horner Park is located a seven-minute walk east, with an assortment of fields, courts, and open grass space.
All Concrete Chicago Inc. is the wrecking contractor for all structures. No timeline for either the demolitions or any replacement development has yet been revealed.
