A demolition permit issued for an 1888-built single-family home at 2617 West Thomas Street in Humboldt Park will clear a lot for a proposed three-flat replacement. According to real estate records, The Alverna Group LLC closed on the property on September 3, purchasing it for $550,000. A demo permit showing an application start date from that same day came through 55 days later on November 2. J. Kearney Inc is named as the demolition contractor at a reported cost of $24,550.

The Alverna Group has a pending permit in the Chicago Data Portal for a three-story plus basement, three-unit residential building with an application start date of October 19. Designed by Vari Architects, the new development is to have a rooftop deck and stair enclosure, a rear elevated patio with stairs, and front porches. A detached three-car garage off the alley will also be topped by a roof deck. The demolition permit includes removal of an existing garage, but Street View images spanning 2015 through 2025 show no garage on the property.

Desmond Builders, listed in the new construction permit under the same South Seeley Avenue address as the developer, is named as the general contractor. This same trio has worked together often in Chicago recently on projects ranging from two-flats to eight-unit buildings. As has been the case with most of their recent builds, it is expected that the new Thomas Street homes will be offered as for-sale condominiums.
