With the issuance of a new construction permit on September 18, developer 4Corners LLC can begin erecting a residential project at 1455 West Fillmore Street on the Near West Side. City Council approved the five-story, 50-unit building back in October 2025, and an application to build was filed for on February 25 of this year. It had a 205-day wait in the data portal before coming through.
The permit cites a reported cost of $500,000; that would seem unrealistically low, possibly caused by a misplaced decimal point. Costs to see the project to completion are expected to run $18.4 million. 4CC LLC, a subsidiary of 4Corners, will be the general contractor.

The new apartments will eliminate a surface parking lot on the southeast corner of West Fillmore and South Laflin Streets; 25 of the current parking stalls will be replaced by spaces in a street-level attached garage. Designed by architecture firm Kennedy Mann, the building will have three of its dwelling units on that first floor, along with a small lobby and a fitness center. The rest of the apartments, all one-bed and two-bedroom layouts, will be located on the upper four levels. As depicted in renderings, those top four floors will be oriented in an L shape, with a portion of the garage roof exposed. Balconies are depicted suspended from each unit.

1455 West Fillmore is located less than two blocks away from both north-south and from east-west CTA bus lines. Routes 9 and X9 make stops along South Ashland Avenue to the west, while Routes 12 and 157 stop along West Taylor Street to the north and West Roosevelt Road to the south. The Polk Pink Line elevated platform is about half a mile on foot to the northwest, which is also where UIC plans to build their new Drug Discovery and Cancer Research Pavilion.
