A four-story plus basement, three-unit residential building has been permitted to replace a single-family residence authorized for demolition in July. On August 17, the city issued a permit for 911 West Diversey Parkway in Lincoln Park that entered the data portal on July 31. It comes with a reported cost of $889,982.

Advent Properties LLC – 3066 is named as the property owner, with Hanna Architects the designated architect of record and Archway Builders, Inc of Northbrook listed as the general contractor. That team collaborated recently at 3015 North Southport Avenue in Lake View. The Lincoln Park building will feature a rooftop deck with a stair enclosure and rear decks and porches on all four levels. A detached three-car garage on the alley will also have a roof deck. It is presumed the new units will be offered as for-sale condos, with a duplex-down occupying the basement level and first floor, a simplex condo on the second floor, and a duplex-up on the top two floors.

A single-family residence built around 1900 and its detached garage were permitted for demolition on July 17, with Builder Luxury named as the demo contractor at a reported cost of $25,000. Real estate records show Advent Properties purchased the home in May of this year for $1.3 million. We have not visited the site to confirm if demolition work has begun.

911 West Diversey is less than a block from the Diversey Brown/Purple Line elevated platform. eastbound and westbound Route 76 buses are just steps away at the corner of Diversey and North Mildred Avenue. Two blocks east are stops for #8 Halsted buses.

  1. These developers just do themselves no favors with the projects they decide to take on. Certainly there are other opportunity sites around Chicago?
