More Three-Flats Permitted On West Flournoy Street In East Garfield Park

The flurry of three-flat activity in Chicago’s East Garfield Park Community Area continues with the issuance of two more permits for two separate developers on Friday, August 14.

Rigor Equity received a permit for a three-story frame building with three dwelling units at 2908 West Flournoy. The application start date was July 22, spending three weeks in the data portal before coming through with a reported cost of $450,000. Only exterior dimensions are detailed in the permit, with the 3,720-square-foot residence rising to 34 feet in height with a 457-square-foot, 12-foot-high two-car detached garage located at the rear of the property. Pavlovcik Architecture is the architect of record, with Remodeling Kings, Inc serving as the general contractor. The property is currently vacant, as is the adjacent lot to the west where a two-story frame residence was  demolished by the city last year. The same development team is erecting three units just east at 2902 West Flournoy.

Two blocks east, developer Made Group 2 LLC received their own three-flat permit for 2729 West Flournoy. That three-story building will include open front decks on the top two levels with egress stairs at the rear. A concrete slab at the back of the lot will hold three surface parking spaces. Six-foot privacy fencing will enclose the rear yard. Michael Cox & Associates is the architect of record, with IW Capital LLC providing general contracting services, the same team erecting three-flats in the 3000 block of West Lexington Street. This permit was issued six weeks after its application start date of July 2. It cites a reported cost of one dollar, but that could be an error.

Neither of the two developments include basement levels, and it is not yet clear if they will be offered as rental properties of for-sale condos.
