Edgewater Development Returns With Revised Plans

Revised plans have once again been revealed for the proposed redevelopment of the Emmanuel Congregation campus at 5959 North Sheridan Road in Edgewater. Sitting right on the coast of Lake Michigan and surrounded by high-rises, the project has seen multiple rounds of iterations over the past few months, with the last update coming this past May.

Led through a collaboration between the congregation and local developer Fern Hill, the project would redevelop the temple’s waterfront site along with a smaller parcel west of Sheridan owned by Fern Hill. The project is being designed by Eckenhoff Saunders and would kick off with a five-story residential building on the western site.

Said building will initially hold a temporary home for the congregation during the construction of the larger complex to the east. This would later be replaced with retail space and additional units, for a total of 56 units. To the east, the existing temple would be demolished and work would begin on a new two-tower structure with a new permanent congregation space.

This past May, plans called for a three-tower proposal on the eastern site, the tallest of which reached 23 stories. Now, after additional community input, the proposal has been revised to two towers, with the tallest reaching 25 stories in height. These will sit atop a U-shaped podium centered around a large internal courtyard opening toward the beach to the south.

The podium will be traversed by two large walk-throughs and will contain a large retail space, residential lobbies, amenity space, and an increased parking count of 250 spaces. The two towers will hold around 550 units, around half of which will be one-bedroom layouts, with the rest split between studios, two-bedroom, and three-bedroom layouts, per Block Club.

The project also calls for a four-story health club with lakefront views and full-sized sports courts. In total, the project would deliver 603 units, of which 20 percent will be affordable. The team will now need approval from the local alderwoman prior to moving forward with city approval. No timeline has been announced.

  1. Still a mess in massing and design; making an additional roadway is a terrible use of space.

  2. The west side building provides no space for drop off or pickup, so Sheridan will be blocked like most other buildings when Uber/delivery trucks show up. Ugh

  3. The drive court was probably done to alleviate concerns about queuing and pick up and drop off at the residential and the temple during services. This minimizes curb cuts off main streets something similar was done at One Chicago Square due to similar reasons. I like the pedestrian pass through to the Lake.
