Riverline’s 1010 South Wells Clears The Podium

1010 South Wells Riverline June 2026 construction updateResidential floors begin to rise above the podium at 1010 South Wells.

Construction progress has risen past the podium on the first Riverline residential tower at 1010 South Wells in the South Loop. Three-story concrete columns stand out at the east and west ends of the podium, ready to support 18 levels of apartments cantilevered along the South Branch of the Chicago River.

Crews from general contractor Brandts Build and concrete contractor Goebel Forming were working on the fifth floor of the 21-story project when we visited in early June. The first phase of CMK Companies’ Riverline development, the tower will hold 388 rental units in those upper 18 stories, with 182 parking spaces in the three-story podium.

The second phase, addressed as 910 South Wells and situated immediately north of the current construction site, had a permit pending in the Chicago Data Portal since February 2025 to drive piles into the ground. That permit recently disappeared from the portal, but that should be temporary. CMK released renderings by Gensler for the 28-story, 330-unit tower back in the fall.

A completion date for the first tower has not yet been clarified, but apartments are projected to begin leasing in 2027. There are also nearly 3,000 square feet of retail space available to be filled.
