Six Dwelling Units Permitted To Replace Former Bacci Pizzeria Shop In Ukrainian Village

A new construction permit issued on June 16 allows local builder Panoptic Group to erect a five-story, six-unit residential building at 2345 West Chicago Avenue in Ukrainian Village. The project replaces the former home of Bacci Pizzeria, which was permitted for demolition on December 23 of last year. The construction permit shows an application start date of April 13, coming through 64 days later with a reported cost of $1,575,040.

Hanna Architects is named as the architect of record, just as they were for two adjacent properties immediately east of the pizzeria. Their latest project is to include a deck atop the roof with an elevator overrun and stair enclosures, a second-story deck over a portion of the attached garage, and balconies on the four upper floors. The attached first-floor garage will hold six parking spaces and storage for six bicycles. Panoptic Group will handle their own general contracting work.

The pizza shop was the last remaining structure of three conjoined commercial buildings built in the 1920s. To the east, 2335 West Chicago, most recently home to a branch of the Chicago Public Library, was permitted for demolition in August 2014 and replaced with a Hanna design that also included six units and an attached six-car garage. The middle building, a coin laundry facility at 2341 West Chicago, was permitted for demolition in July 2018 and replaced with yet another six-unit Hanna building. Each of the two previous projects were delivered by different developers, and both are four-story structures.

The new units at 2345 West Chicago are located next to a reserved-parking surface lot just off the intersection with North Western Avenue. North-south Route 49 and X49 buses are available here, as are eastbound and westbound #66 Chicago Avenue buses. For rail travel, the Western Avenue Metra station, with access to MD-N, MD-W, and NCS trains, is located four blocks south. There are no L trains within convenient walking distance, but the Western Avenue and Chicago Avenue buses can be used to connect to the Blue Line and Green Line.
