City Council Approves Multi-Building Residential Development In Avondale

The Chicago City Council has approved plans for the large multi-building development at 3265 North California Avenue in Avondale. The project is set to replace an expansive L-shaped lot bound by West Melrose Street to the south and a parking lot to the north. Efforts are being led by developers Stocking Urban and Macon Construction.

The current iteration of the project is a bit different and lower in density than the original plans brought forward last year, with the downsizing coming after local input. Designed by local architecture firm Hirsch MPG, the multi-phase project will consist of one multi-unit low-rise along with six townhome structures connected by a private drive.

Kicking off construction will be the five-story building on the corner with Melrose. This rental building will include a small lobby, fitness room, parking garage, and 65 residential units across all floors. These will be made up of one-, two-, and three-bedroom layouts. Directly north of this will be the second phase, with four townhome buildings arranged around a central courtyard.

The second phase will deliver 26 three-story townhomes with two-car garages, balconies, and three to four bedrooms. An eventual third phase will deliver another 14 townhomes across two more buildings along the northern edge of the property. With a total cost of around $65 million, the team is now working to secure funding ahead of a planned 2027 groundbreaking.

  1. could and should have been denser

    • Yes, it absolutely should have been denser. Maybe every development iteration needs to have an estimate of how much property tax revenue it will bring in including a difference amount if the density is decreased. The public needs to become aware of some of the cost of not building densely enough everywhere in our city.

  2. Unfortunate that the developers caved to the local nimbys and lowered the density. The original plan was better.
