Construction progress has reached the third floor on a four-story plus basement residential building at 1150 West Diversey Parkway on the south edge of Lake View. JEK Development of Glen Ellyn is erecting two units here, likely condominiums, and will add a two-car garage at the rear of the property once structural work is mostly complete on the residences.

The project began with a demolition permit in August 2024 to tear down the 1880s-built three-story property that housed Lynn’s Hair & Spa and upper-floor residential units. Then in November 2024, a permit came through to erect a new building by Compass Architecture of Oak Park. It is to include a private rooftop deck, plus covered decks on the second and third levels on the rear of the building. A six-foot privacy fence will separate the homes from the alley.

In August 2025, an additional permit came through cancelling out the two surface parking spaces from the original permit in favor of a two-car masonry garage. That permit states the garage will have its own roof deck, plus a staircase connecting to the residential structure. The residence and garage permits came through with reported costs of $950,000 and $65,000, respectively.

Property information shows a sale to the developer as an LLC in May 2024 for $625,000. The presence of just two units across five levels would indicate these will be large for-sale condominiums. As yet, units at this address do not appear in real estate listings.

The new homes will be located on the Route 76 Diversey bus line, with stops both eastbound and westbound on this block. The Diversey Brown/Purple Line elevated platform is about three blocks east, with north-south bus travel available two blocks farther east at North Halsted Street.
