Mixed-Use Tower Fully Approved At 1338 West Lake Street In West Loop

The Chicago City Council has approved the mixed-use proposal at 1338 West Lake Street in the West Loop. In the works for a few years now, the high-rise would sit on the corner with North Ada Street and replace a large vacant lot that formerly housed Hindman Auctioneers until its demolition late last year. Plans were also approved by the Plan Commission earlier this year.

Developer Cedar Street Companies has been working with local architecture firm SCB on the design of the 364-foot-tall tower. The current iteration is made up of a site-wide six-story podium with units along the Ada Street facade to activate the area, a concept similar to that of the nearby The Row. Above this would rise the residential tower, bringing the structure to a total of 32 floors.

The ground floor will hold 7,200 square feet of commercial space along Lake Street and a large lobby along Ada Street. The rest of the podium will contain a 164-space parking garage. This will be capped by a large amenity space along with a common-use outdoor deck. The remainder of the tower will hold the majority of the 321 residential units, of which 65 will be considered affordable.

Units will be made up of 121 studios, 76 one-bedroom, 117 two-bedroom, and seven three-bedroom layouts. Residents will also have access to a large rooftop amenity floor and outdoor deck with a city-facing pool. The $155 million project is now clear to break ground, with the team planning to commence construction by the end of 2026 and open toward the end of 2028.
