City Council Approves Residential Development Near 606

Plans for a new residential development at 1805 North Campbell Avenue in Logan Square have been approved by the Chicago City Council. The project is set to rise along the 606 trail at the corner of West Bloomingdale Avenue, replacing a single-family home and its expansive yard. Initial details were revealed in 2024 and updated last summer.

Local developer Vam Development has been working with Hanna Architects on the upcoming four-story structure after taking over from the previous team, which failed to get the project off the ground. The ground floor will span the entirety of the site, with the low-rise portion situated closer to the 606.

The lower level will include a small parking garage with 11 spaces, accessible from the side alley. The remainder of the floor will contain residential units and a bike parking room. The upper floors will house the rest of the 21 residential units, all of which will be two-bedroom layouts; four of these will be designated as affordable.

The building itself will be clad in a mix of light brown brick and dark brick spandrels around the windows. It will be topped by a large shared rooftop deck, as only three units will have access to private outdoor space. The fully approved project received demolition permits last year and has already applied for construction permits as well.

  1. This location — and they “design” this generic box? Put something interesting on top of the low rise portion or do something cool with the exterior. It looks like a medical office in the suburbs!

    Pursuing higher density along the 606 Trail brings more eyes to help public safety. The private rooftop space is intriguing and would eventually be alter. That’s a special corner and the building edges should be revisited.

  5. I love it. Sturdy, handsome, symmetrical, fits in with the neighborhood character.

    Are people actually upset that this isn’t a Nashville style 5-over-1 with six different cheap facade materials? Good Lord.

  6. I think we can all agree the “blink and you miss it” entrance to the building needs some help.

  8. Is there a number we can dial so we can tell the designer their work is so boring? My eyes are bleeding. What a joke of an addition to our city.

  10. I’m happy for density but I must stress: good designs tend to get less pushback from NIMBYs! If you want neighbors to accept your developments, you need a design that is nicer and more comforting than the blandness we keep seeing.

    Design like this and the same black/grey crap that we keep getting is definitely contributing to the NIMBY pushback in Chicago
