A permit issued by the city on January 12 will allow for the construction of a two-flat residential building at 6409 South Eberhart Avenue in the Woodlawn neighborhood. Sunshine Gospel Ministries, who applied to build on the vacant lot on September 25 of last year, is the recipient of the permit, which came through with a reported cost of $450,000.

While the permit does not specify that this will be a two-story building, we do know that it will be erected on grade, without a basement. There are to be two surface parking spaces added at the rear of the lot, accessed from the alley off 64th Street. Plans were drawn by architects at Guider Group LLC, and general contracting services will be provided by Tomorrows Interiors Corporation.

Sunshine Gospel Ministries also owns the lot next door at 6413 South Eberhart. Real estate records indicate they purchased an 1890-built frame two-flat on the property on 2022, and in October 2024 they filed an application to renovate the homes. That permit was issued on December 2, 2024 with a reported cost of $250,000, with Guider Group and Tomorrows Interiors once again involved in construction. Work was to include a full gutting, plus the addition of a new dormer and two parking spaces. Google Street View’s most recent images from July 2025 appear to show rehab had yet to begin.

6409 South Eberhart is located three blocks southeast of the King Drive Green Line elevated platform at 63rd Street and King Drive. CTA Route 3 and 63 buses are also available at that intersection, but can also be accessed by walking two blocks west and north.
