Construction permission has been granted to build new residences at 3740 North Racine Avenue in the Wrigleyville neighborhood. The application for the three-story plus basement, two-unit building was filed on April 11 and the permit came through on June 5th showing a reported construction cost of $750,000.

The Alverna Group is named in the permit as the developer, and they’ll also perform general contractor duties as Desmond Builders, Vari Architects is listed as the architect of record. Plans call for a roof deck and stair enclosure atop the third story, with a rear stairway connecting terraces on all three levels. A two-car garage off the alley at the back of the property will also include a rooftop deck. Though not confirmed, the building’s configuration is likely to yield one duplex-down and one duplex up condominium unit.

A greystone built in the mid-1900s was permitted for demolition on April 9th and torn down shortly thereafter. There seem to be no recent real estate transactions for the property in the public record. J. Kearney Inc was named as the demo contractor.

Residents of 3740 North Racine will find stops for CTA Route 22 buses less than half a block from home at Clark and Grace Streets. A two-block walk south down Clark Street leads to Route 152 bus stops in front of the Wrigley Field marquee. The Addison Red Line elevated train platform is two blocks east of there.

    It sold for $800k in Feb 2025.

  2. So wasteful and crazy to tear down these beautiful gray stone buildings for new stuff that likely won’t last as long as the stuff they tore down. Insanity.
