V & M Development of Evanston is the general contractor for the project, which received a permit from the City of Chicago on August 29 of last year, following an application five weeks previous on July 23. At the time of issuance, construction costs were reported as $756,000.

The architect of record is 360 Design Studio. The permit mentions few design details, with a private roof deck included for the duplex-up unit, and a first-floor rear terrace for the duplex-down on the first floor and basement level. A two-car garage under construction on the alley at the rear of the lot. Real estate site Redfin shows the penthouse unit having just sold on April 3 for $1.475 million. The condo is expected to be move-in ready in August.

Real estate records show the previous home at 1445 West Roscoe was built in 1895. It was purchased in August of last year for $929,000 by the developer, who received a demolition permit for it on September 27, 2024. Tir Conaill Concrete handled the demo work.

1445 West Roscoe is located two blocks southwest of the Southport Brown Line elevated train platform. A two-block walk west leads to CTA Route 9 buses at Ashland Avenue, and two blocks north are stops for the Route 152 bus on Addison Street.
