With Demolition Complete, Excavation Begins for Two Tri-Taylor Residential Buildings

The single-story commercial building has been razed from the lot at 701 South Western Avenue in Tri-Taylor, allowing excavation work to begin on a pair of residential buildings set to take its place. B & K Concrete 1 has removed the structure from existence, and is now working on digging out the basement for one of the two new structures.

2355 West Flournoy, the more western of the two new properties, will stand directly on the demolition site, but its permit hasn’t been issued yet. The surface lot next to, or behind the demolition site, will be home to 2351 West Flournoy, and it has already been approved by the City of Chicago. Both addresses will be identical, with four-story buildings and eight units, four indoor parking spaces, rooftop decks, and balconies for each unit.

We haven’t had a look yet at how the two buildings will be oriented on the site, but it is anticipated that 2351 will have balconies facing east, toward the back of the site, while 2355’s balconies will front Western Avenue. The residential parking spaces could then be accessed from a curb cut off Flournoy, a one-way street going eastbound from Western, between the two buildings.

2351 West Flournoy lies within a three-block walk of the Western Blue Line platform at the Eisenhower Expressway. Just a block north of home, at Western Avenue and Harrison Street, are stops for the CTA’s Route 7, 49, and X49 buses. Straight south on Western Avenue about a mile is the Western Avenue Metra station and its BNSF trains.

  1. My understanding is that both buildings will actually face north, with balconies facing toward the park on Flournoy.
