Four construction permits have been issued for the first block of West 44th Street in the Bronzeville neighborhood, with each allowing work to begin on new two-flat residences. All four permits were issued on February 14, assigned to 12, 16, 18, and 20 West 44th Street, with application dates of January 20, 2025, and each of the four permits are identical.

On the way are four two-story with basement buildings, each containing two dwelling units. There will be detached two-car garages for each building, likely accessed from a new curb cut behind them, off Federal Street, though it’s possible there will be driveways from 44th Street next to each home leading to the garages in the rear. It is not yet known if these will be rental properties, or for-sale condos.

Hanna Architects is responsible for the design work, with Greenline Homes developing and building the units. The construction permits show a building cost of $440,000 per two-flat. The property is currently a vacant grass lot on the northeast corner of 44th and Dearborn Streets, so no demolition permits will be required to get work started.

One block south of these new homes lies the Legends South development site at State and 45th Street, which just received its first construction permit this month.

Residents of 12-20 West 44th Street will live about four blocks away from the 47th Red Line elevated platform at 47th Street and the Dan Ryan Expressway. CTA bus service is available two blocks east, where Route 29 stops along State Street, and two blocks north, where the Route 43 and Route 24 buses make stops. Route 47 is three blocks south on 4th Street.

  1. Are you sure about the exact location? West of Federal St?
    Those low address numbers should be much closer to State St, possibly the vacant lot at the northeast corner of Dearborn

    • No. No I am not. The empty grass lot on the northeast corner of 44th and Dearborn would make more sense for these addresses. Thank you for pointing this out; corrections have been made.

  2. The site in question is actually a little bit closer (both walking and straightline) to 43rd green line than it is 47th red line.

    In any event, keep filling in these vacant southside lots! love it.

    • You’re right. I had the wrong lot when I originally posted the story, and didn’t adjust the transit access when I corrected the location.
