Construction Permit Issued For 801 South Western Avenue In Tri-Taylor

The construction permit has been granted for a residential development in the Tri-Taylor neighborhood we told you about last month. The permit was issued on January 3 for 801 South Western Avenue, allowing 4Corners Real Estate to build a five-story, 36-unit building with 18 outdoor parking spaces and ground-floor retail. 4Corners will be their own general contractor, at an estimated construction cost of $500,000, according to the permit, which shows an application date of July 16, 2024.

Kennedy Mann is the architect of record for the project, which replaces a former used car lot on the southeast corner of the intersection. Units will include studio, one-bedroom, and two-bedroom layouts. The residential entrance will be located on Polk Street, while a first-floor bicycle storage room with one storage slot per residence will be accessed from the the southwest corner of the building, along Western Avenue. Parking will be located directly behind that storage room, accessed from the north-south alley off Polk.

The 36 new units join a pair of residential buildings one block north that are also just getting started.  A construction permit was issued for eight units near the corner of Western Avenue and Flournoy Street on January 13, with a twin eight-unit building to follow next door to it.

Residents of 801 South Western will live a little less than half a mile from the Western Blue Line elevated train platform at Western and the Eisenhower Expressway. The Route 49 bus makes stops right in front of the new building. The Route 7 Harrison bus runs east-west three blocks to the north, while additional routes including 12, X49, and 157 are available via a quarter-mile walk south to the intersection of Western and Roosevelt Road.

  1. The construction cost should be far more than $500k, that’s clearly a type-o

    • Definitely seems too low.

      • I just reread it, that’s the project cost listed on the permit. Permit project costs are not true project costs, the city has their own system and it’s usually off by orders of magnitude. The true construction cost for this building is definitely several million $$

        • Correct. I always report the estimated cost as quoted in the permit. And since a development like this one will sometimes show a cost of $4 million, and others show $500,000, I take all of them with a grain of salt.
