Initial details have been revealed for a new mixed-use office high-rise at 590 W Madison Street in West Loop Gate. Located on the northeast corner with N Jefferson Street, the tower will replace a narrow parking lot used by the existing tower at 540 Madison next door. The project is being led by Florida-based Third Millennium Group and Texas-based Hines.
Plans for a tower at this location date back to the construction of 540 Madison, with the lot always being earmarked for a future expansion. In 2014, Third Millennium floated plans for a tall glass skyscraper with a large hotel component, however, the team was not able to attract any tenants due to a surplus of Class A office space at the time.
Fast forward to now, Class A space is in demand as tenants look to relocate to newer trophy towers. Thus, Third Millennium is back with a new 28-story tower designed by Goettsch Partners and Michael Hsu Architecture. Per the renderings and the height of the adjacent building, we can expect the new tower to reach around 450 feet in height.
The building’s massing will be split up by a spiral of inset terraces, creating additional outdoor spaces for tenants. In total, there will be 605,000 square feet of office space, 50,000 square feet of amenity space, and 10,000 square feet of retail space. It is unknown if the building will contain any parking spaces or share the garage next door.
With amenities like sports courts and a rock climbing wall, the project is expected to attract a new anchor tenant prior to construction per CoStar. At the moment, no timeline is known.

“Total ripoff”? So apparently every design concept is supposed to be absolutely original with zero evidence of being influenced in any way by previous design concepts? That’s not the world we’re living in.

How nice that Chicago is getting a miniature version of Bjarke Ingels’ supertall skyscraper, The Spiral, located in NYC.
I wonder if Bjarke Ingels of BIG will receive partial payment from Goettsch Partners and Michael Hsu Architecture for coping his NYC’s supertall, The Spiral?

I’m happy to see this built east of the Kennedy. A nice addition to the Loop. Clearly there is demand for Class A office space. I’m unfortunately not holding my breath that many older commercial buildings in the Central and East Loop will be converted to residential.
