Yesterday, we were introduced to a pair of three-story, three-unit buildings coming to the 4200 block of South Calumet Avenue in Bronzeville. On Wednesday, January 15, three more permits were issued for the same development team of APMW Development Corporation and architect of record Charles Schwartz to build nine more units in the 4100 block of South Calumet.

The homes replace a long-time vacant lot that backs up to the Green Line elevated tracks. Applications were filed on December 9 of last year. Construction costs are estimated at $400,000 for each of the three buildings.

The three permits are for 4130, 4132, and 4134 South Calumet Avenue, and they are all identical. These will be three-story, three-unit buildings, each with three off-street parking spaces on concrete slabs accessed from the alley. There will be front balconies on the second and third floors, plus rear patios and steel stairways at the west elevations providing outdoor space. There will be “private” rooftop decks with stair enclosures and 9′ x 15′ canopies. That the roof decks are private indicate these might be condominiums, and only the third-floor condo owners will have access to them.

Residents of 4130-34 South Calumet will be nearly equidistant from two elevated train platforms. The 43rd Green Line station is a block and a half south at 43rd Street, and the Indiana Green Line platform is two blocks northwest at Indiana Avenue and 40th Street. Nearby CTA bus service includes Route 3 one block east at King Drive, Route 43 buses a block and a half south at the 43rd Green Line platform, and Route 39 stops two blocks west at Indiana Avenue.

While there’s been some mourning of the lack of skyscrapers under construction in the city, for the last 18 months we’ve seen a slew of smaller scale infill projects on the north, west, and south sides. We can’t be a world class city and have large swaths of the south and west sides in dilapidated conditions. Soon, new skyscrapers will rise again downtown, meanwhile there’s smart construction taking place across the city, and while some of the designs are admittedly bland, they’re a big improvement over vacant lots. Stitching together the fabric of our city will bode well for promoting tourism in our amazing neighborhoods as well as downtown.
