A two-unit residential project has begun rising at 4243 North Damen Avenue in Chicago’s North Center neighborhood. GL-88 LLC is erecting the residences, replacing a three-story building permitted for removal from the site on October 28 of last year. Pavlovcik Architecture is the architect of record.
The construction permit for the two-flat, issued December 2, 2024, made no mention of the number of stories included in the new building. We now know this will be a two-story structure, a detail mentioned in a pending permit in the Chicago Data Portal that allows for a 19-foot-tall, one-story coach house at the rear of the property. There will be a basement included along with a single Additional Dwelling Unit. As with the principal building permit, there is no mention of on-site parking. The ADU application was filed on New Year’s Eve.
4243 North Damen Avenue is less than half a block from stops for CTA Route 50 Damen buses. For east-west travel, Route 78 bus stops are within a two-block walk north at Montrose Avenue, with the Montrose Brown Line elevated platform just two blocks east of those bus stops. To the south, the Route 80 bus runs east-west along Irving Park Road; the Irving Park Brown Line platform is two blocks from there to the east.
