A residential development delivering 12 new units across the street from Humboldt Park is underway at 1604 North Francisco Avenue. Located on the northwest corner of North and Francisco Avenues, the five-story elevator building will include nine parking spaces in the first level, with a roof deck, stair enclosures, and elevator overrun atop the fifth floor.

The new construction permit was issued back on December 28, 2023. Arlo MD Development LLC of Elmhurst is named as the developer; they’re using plans designed by Hanna Architects. A permit revision was issued a month ago, on December 20, to reassign general contractor duties to Panoptic Group. There is a pending permit in the Chicago Data Portal to address requests to reduce the west setback to 3′ 8″, and the east setback to an even one foot.

Residents of 1604 North Francisco will find CTA service right outside their door, via Route 72 buses that stops at Francisco and North. The north-south 94 California bus has stops two blocks east at North and California. The nearest elevated train is the California Blue Line platform just under a mile north; the 94 bus can be used as a connection. The Damen Blue Line platform is farther away, about 1.2 miles to the east, but is more convenient for traveling south toward downtown if the 72 North bus is used as a connection.
